<p>Coming up with money to buy a first home is brutally tough. This is particularly true with the current market which is such a nightmare. Fortunately, the government is helping people in addition to the banks.</p>
<p> First time home buyers are critical to real estate markets. It is a step process. Homeowners continually buy and sell to move up from one property to the next. This is how they end up with bigger homes and fuel the market. </p>
<p> This process starts with first time homebuyers. They are critical to the system. Without them, there is nobody moving up from the bottom and the system will come to a grinding halt. </p>
<p> A variety of factors have resulted in a tiny first time homebuyer market segment. This is killing the housing market, so the government has made an effort to get first time buyers back into the market. </p>
<p> The Housing and Economic Recovery Act of 2008 is the magic pill. It provides a tax credit of 10 percent of the purchase price of the home up to a maximum of $7,500. Only the government would think a $75,000 home can be found, but there you go.</p>
<p> A tax credit is a beautiful thing. Why? It is applied directly to the tax amount you owe after doing your taxes. If your accountant tells you a check for $3,000 is due to the government, a tax credit is deducted directly from this amount on a dollar for dollar basis.</p>
<p> Taxes can be mind numbing, so consider an example. I have a tax credit of $6,000. My accountant does my taxes and tells me I owe the IRS $3,000. Will I be writing the agency a check? Nope. When my tax credit is applied, they will be writing me a check for $3,000.</p>
<p> Can I actually get back more than I owe? Not always. With this first time homebuyers tax credit, however, I can. It is fully refundable, which means that it is not limited by the amount I owe the IRS.</p>
<p> So, is there a catch? Yes and it is very big. This tax credit is a fraud. Why? It must be paid back. Fortunately, you have fifteen years to do it. If you claim the full tax credit, this means paying an additional $500 a year which is not too bad.</p>
<p> Can anyone claim the credit? No. It is limited by the amount of money you make. If you are married and making more than $170,000, you are ineligible. Other taxpayers making more than 75K need to talk to an accountant to get an answer.</p>
<p> Everyone gripes about the loss of tax deductions, but they miss the points. Tax credits are the real golden egg for taxpayers. Claim as many as you can. If you are considering buying a home, this one should help a bunch.</p>

<p>The only constant is change, especially when it comes to your mortgage rate.</p>
<p>One primary factor of mortgage rate movement is inflation. Inflation is a growing economy and increasing prices of goods and services. A growing economy means a higher demand for goods and services, allowing producers to increase their prices. This increase in prices therefore results in higher real-estate prices, higher apartment rents, and higher mortgage rates.</p>
<p>The Federal Reserve attempts to reduce inflation and slow down economy by decreasing interest rates.  In the process, mortgage rates are lowered. Although mortgage rates have the propensity to fluctuate in the same direction as interest rates, their actual movements may also be based upon mortgage supply and demand.</p>
<p>Mortgage rates have a slightly different equation in their supply and demand when compared with interest rates. This slight difference is the reason why sometimes, mortgage rates move differently from other rates. For example, a lender has a commitment to make and is forced to close additional mortgages. To do so, they would have to decrease the mortgage rates even if interest rates are going up.</p>
<p>Additional Factors Affecting Mortgage Rates</p>
<p>There are other factors, besides inflation, that influence mortgage rates.  Naturally, your mortgage rate will increase as the amount of the loan increases. This expansion of mortgage rates is particularly true when the loan amount exceeds your established loan limit.  The loan limit will usually change at the beginning of each year to conform to mortgage rate trends that have been established.</p>
<p>Loan duration may also affect the mortgage rate.  A loan over a shorter period will usually equate to a lower mortgage rate, while longer loan terms can bring about higher mortgage rates. If you take a loan over a fifteen or twenty year period, you can save thousands of dollars on mortgage rate payments. However, this shorter time period will also mean that your monthly mortgage payments will also be much higher.</p>
<p>It&#8217;s possible to avoid these high payments with an adjustable mortgage rate.  This plan can allow you to start out with a lower mortgage rate, but your monthly mortgage payment will increase if the current interest rates go up.  Fixed mortgage rates are typically higher than adjustable rates, but they provide the opportunity to save money as interest and mortgage rates increase.</p>
<p>Making a larger down payment is another way to save on your monthly mortgage payment.  A down payment of more than twenty percent of the buying price will allow you to access the best possible mortgage rate.  Typically, mortgage rates are higher if the down payment is less than five percent because you initially have less property equity and, therefore, less collateral.</p>
<p>Discount points can also affect mortgage rates.  A lower mortgage rate generally means higher points paid on your loan. This same rule applies for lender fees such as closing costs.  Higher closing costs paid to the lender will result in lower mortgage rates.  If you choose not to pay for all the closing costs up front, the lender will increase your mortgage rate to accommodate the additional fees.</p>
<p>The concept of fluctuating mortgage rates is quite simple. Lenders are usually willing to lower their mortgage rates, provided more money is paid up front.  When you put more money down, you&#8217;ll pay lower mortgage rates.  Less money down, on the other hand, results in higher mortgage rates.</p>

<p>In these times of financial insecurity people are being forced to analyse their monetary standing with the view tighten their belts wherever possible. Bizarre as it may seem, one of the first things to be discarded when looking for ways to ease their outgoings is one of the most important with regards to future financial wellbeing, Life insurance.</p>
<p> With my background in finance, it never fails to amaze me how some people go about assessing what is important to them. That priority be given to a Sky TV contract over a life insurance policy is nothing less than astounding to me. It is for this reason, and the fact that a lot of my clients are seeking advice before making any cutbacks, that I feel this article to be of utmost importance.</p>
<p> A story was related to me once about a man who had a fatal car crash while returning home from work one evening. The car he was driving was a complete write-off and so subject to a full insurance claim. A few weeks later two insurance men walked up the widows driveway with two cheques, one for 20,000 and the one for 25,000. The cheque of greater value was not for the deceased life insurance policy but for his motor insurance.</p>
<p> What you need to ask yourself is, what the widow would have found easier to replace, her husband and his support or a flash car. I am sure you see what I am getting at. The sad fact is that nowadays materialistic value supersedes personal value. With people trying to make cutbacks financially, they tend to put their possessions ahead of themselves when thinking towards the future, without giving thought to the consequences.</p>
<p> So you are looking at your income and outgoings and you&#8217;re wondering &#8220;do I really need to spend this money every month on life insurance?&#8221; Well in my opinion it is simple, if it was worth buying in the first place then it is more than worth keeping now. In fact you will probably need it more. If times are hard for your family right now with your income coming in, imagine for a second what it would be like if you were not here and you family did not have the benefit of your income. I tell you now times will be a lot harder and the luxuries of the likes of Cable TV and Sky TV will then be the first things to go.  </p>
<p> Now this article is not meant to be scaring anyone into keeping on your life insurance payments. Scaremongering is not part of my business. What happens to you and your family is of little concern to the likes of me. What I do know, however, is that as a professional financial advisor, I deal with bereaved relatives on a day to day basis. Some of the deceased have life insurance, often not much, and some have none at all. What they all have in common is that they all say they wish they had planned better for the tragedy that has befallen them.   </p>
<p> The fact is I would have made them sort it, but I can&#8217;t deal with everyone, however much I would like to, so hopefully someone will read this and take some note and make sure they are protected for the worst.  </p>
<p> What it all really boils down to here is that if you are considering your options and thinking that way may be saving by canceling a policy then seek advice before you make that step. By going to a financial adviser you will be benefiting from professional advice on what is an extremely important topic. Remember also that if you have had any health issues since opting for a life insurance policy, by canceling it now you may find it a lot harder to get another one in the future. As well as this, if you need to cut back money wise, a financial adviser will also be in the position to advise you on alternative policies that may be available. These may cost less than what you are presently paying and, whilst they might not give you the same level of cover as you have at present, they will assure you and your loved ones some degree of protection for the future. The bottom line is that there will be something in the future to fall back on.</p>

<p>Save Money - Pack Yourself -  Packing can be time and energy-consuming. Usually, it will take two people two full days to pack a three bedroom home. </p>
<p>If you haven&#8217;t got the time or energy, you can always hire others to do the job for you. Discuss your needs with professional movers. They will do as little or as much packing as you want. Get quotes from several as their prices vary widely.  If you have something very delicate or valuable, why not have it professionally packed? You&#8217;ll increase your chances of it safely arriving to your new home. If you pack yourself, though, it can be a real money-saver.</p>
<p>Several weeks before your move, take a realistic look at your belongings and dispose of unwanted or obsolete articles. Some people discover that moving is a great opportunity to &#8216;purge&#8217; and let go of unused/unwanted items. Now is a great time for that Garage Sale! If not a garage sale, perhaps there is a charity in your community willing to redistribute your extra &#8217;stuff&#8217;.</p>
<p>To begin, set up your packing station. Use a large table or floor area  for a work surface. Start collecting your packing materials.</p>

Most self-storage businesses will let you bring back unused boxes for a full refund, so take more than you think you need.  1 or 2 rooms: Sm. Boxes - 7, Med. Boxes - 3, Lge. Boxes - 3, China Boxes - 1, Wardrobes - 1  3 to 4 rooms: Small Boxes - 15, Med. Boxes - 8, Lge. Boxes - 6, China Boxes - 1 or 2, Wardrobes - 1 5 to 6 rooms: Small Boxes - 20, Med. Boxes - 12, Lge. When you use boxes of every shape and size, you&#8217;ll waste a lot of time fitting them all together in the moving van. When you are moving you want less aggravation and frustration. Using professional boxes will make the move easier.</p>
<p>Other Packing Materials  Mattress covers to protect box springs and mattresses from moisture and dust  Newsprint (preferably non print and in pre cut sheets)  Tissue paper and/or bubble wrap for wrapping and cushioning breakable objects  Styrofoam chips are necessary fillers for empty spaces and will prevent items from bouncing around inside the boxes  Packing tape to seal the boxes  Twine to seal boxes and tie loose items together  Scissors or a sharp knife  Felt markers and/or box labels  Notepad and pen to list box contents as they are packed</p>
<p>Final Packing Tips  - Label all your boxes on several sides. Include which room the box should be delivered to.  - If there are boxes that you want to open first, write a number on them.  - Start by packing out of season, or least used items first. Leave the things you use everyday to the end.  - Tape important things together such as pins for shelves and bookcases to the bookcase, nuts and bolts for bed frames to the bed frame, etc.  - Use crushed newsprint at the bottom of each carton for cushioning.  - Fill empty spaces in the boxes with crushed paper. You don&#8217;t want anything to slide around. Put heavy items on the bottom and lighter things on the top of each box.</p>
<p>Eventually everyone moves - and it&#8217;s a chore that we&#8217; all rather skip! When it is your turn, learn from the experience of other&#8217;s. Make it easy on yourself by benefiting from their wisdom.</p>

<p>Since this type of home mortgages is a non-purpose credit, the borrower does not must utilize the money just for the buy of the house. He may opt to utilize the money to acquire a house, or to pay for a vacation or rental house, a higher education, invest on a corporation or some other use.</p>
<p>An asset based mortgage has generally a shorter life than a traditional home mortgage. Depending on the bank you select, the mortgage could last 2, 3, 5 or even 10 years. This variation provides the borrower time to qualify for a longer term mortgage.</p>
<p>In addition, this type of mortgage offers distinct types of payments. Depending on the lender, you may have monthly or quarterly payments. You might also have principal and interest payments or interest-only payments with a balloon payment at the end of the home loan.</p>
<p>The loan-to-value ratio has to do only on the quality of the assets given as a warranty. In other words, the higher the quality of the bond, the better the LTV you will have. For example, a home loan with stocks from Google as collateral will have a better LTV that if you were using a medium-sized corporation bond.</p>
<p>Likewise, because the stocks function as warranty for the home loan, the borrower&#8217;s quality and quantity of bonds are the solely point for the seal of the home loan. Credit rating is of no significance. The borrower could have foreclosures and still simply qualify for the home loan.</p>
<p>At the end of the home loan, the borrower can select to renew it, or pay the mortgage off. If the borrower opts to pay off the home loan, the collateral are given back to the borrower.</p>
<p>Of course, hence this is an important economical decision, it&#8217;s up to the borrower to find as much as possible on how an asset based mortgage functions. Even though this is not the best home loan for every investor, it might be a good financial tool for potential buyers with a large number of stocks but with a poor credit history, or for those who need to ensure that they are not taken out of their home even if they can not pay the home loan.</p>

<p>From a topographic standpoint, Marin County is situated in just the right geographic location to reap the benefits of lower summer temperatures and more winter precipitation than its immediate neighbors to its north, Sonoma and Napa counties.  Combining such weather patterns along with its terrain and rich fertile soils, Marin County&#8217;s grape-growing season is extended beyond its neighbors because the fruit take longer to ripen.  This results in a wide variety of wines that are more balanced, have a superb natural tang and maintain a lower alcohol level, usually under fourteen percent.</p>
<p>The cooler temperatures of Marin County allow grapes to remain hanging longer on their vines, thus making the grape-growing season in the County longer and this generates more superior grapes.  Viticulture in Marin County produces wines that are more balanced with exceptional natural tartness and with alcohol levels that are below fourteen percent in most of their varieties.  Viticulturists in the area all agree that Marin County&#8217;s combinations of soil have the fertility and the nutrients to support vineyards superbly and the County&#8217;s topographic environment and its climate conditions afford the wine industry in Marin County with the potential to make many different kinds of wines but most specifically those varieties that thrive in cool climates such as the elegant Merlots, the Pinot Noirs and the Riesligs.</p>
<p>Marin County&#8217;s viticulture began when the vitis vinifera grapes were introduced at the same time as San Rafael Mission opened its door.  Wisely, the residents of Marin County immediately recognized the value of their natural assets and their potentials.  Seemingly overnight and regardless of their size, just about every family in Marin County began to cultivate small vineyards on their own plots</p>
<p>The vineyards that were started up by the San Rafael Mission to be used as therapeutic work for the Native Americans who did not take well to the Spanish rule were captured by General Mariano Vallejo.  Vallejo promptly banned the Mission&#8217;s religious attachments, commended that the vineyards be dug out and replanted on his own property in the neighboring county of Sonoma.  This action, of course, brought Marin County&#8217;s viticulture to a near standstill.</p>
<p>Viticulture in Marin County was further slowed during the Prohibition of the 1920s and then it was even further slowed down in 1937 when the Golden Gate Bridge was opened to the public and all eyes turned to Marin County&#8217;s lands and housing, and viticulture was virtually forgotten.</p>
<p>With twenty-five winemakers of today, the wine industry is slowly being resurrected in Marin County.  In spite of their efforts and the first-rate wines they produce, Marin County&#8217;s wine industry is still being kept in the shadows cast by its gigantic neighbors, Napa and Sonoma Counties.</p>
<p>To keep them motivated and informed, the Marin County Grape Growers Association was established.  Its members meet twice a month to discuss and debate over issues relating to their industry and to share experiences, to exchange ideas and to ponder over improvements and innovations.</p>
<p>The fact is that Marin County has only 200 acres of vineyards and merely twenty-five wineries while Sonoma County has better than 40,000 acres and nearly 300 wineries and Napa County has 45,275 acres and 316 wineries.  Those are facts indeed.  But there is still one more fact that I would like to share with you and that fact is that Marin County had the extended growing season and produced the first-class cold-climate wines that Sonoma and Napa Counties could only dream about.</p>

<p>People selling their home know the value of curb appeal. As a buyer, you need to be able to look past the staged home to see the real property. One way to do this is to look at the details. In this case, we are talking about the gutters. </p>
<p> You are probably wondering how gutters could be the key to evaluating a home. The simple fact is they play a critical role in maintaining a home, but are often overlooked. That makes them worth taking a look at.</p>
<p> Most people understand the basic idea of getting water off the roof, but miss this second point. If the water is just allowed to site at the base of the home, it is going to cause subsidence and foundation problems. Good gutters prevent this.</p>
<p> The first thing to know about gutters is the material being used. Most gutter systems are classified by the material they are made out of. The can be metal, plastic or wood. There uses differ depending on the climate and so on. </p>
<p> The older the home you are looking at, the more likely wood gutters will have been used. The will fall apart if not maintained well. If you are looking at an older home that has older wood gutters in good shape, the house has been maintained well.</p>
<p> One step up from wood is the iconic metal gutter. These set the standard for a long time, which is somewhat odd since water and metal tend to be a bad mix. Look for rust. If you see it on the inside, the home has maintenance issues.</p>
<p> As with many items these days, plastic is the king when it comes to gutters. It does not rot or rust, so it is ideal. Unfortunately, plastic gutters do not tell us much about how the homeowners treated the home before deciding to sell it. </p>
<p> Gutters are actually one part of a two part systems. Capturing water off a roof is great and all, but not if you fail to do something with it. Specifically, a gutter system needs downspouts if it is going to be effective.</p>
<p> The downspout down the wall tells us very little, but the bottom tells everything. It should have a bent turn that keeps the water from pounding down on the ground. The water should instead be angled into a drain or path to a drain.</p>
<p> If you live in a part of the country that gets snow, the gutters can tell you a lot. If they ride out over the edge of the roof, they are new. How can you tell? The weight of snow will pull them off the home. Since they are up, they are new. </p>
<p> It can be hard to evaluate a home that has been buffed out by a seller in anticipation of listing it. The truth is found in the details. Get in the gutter and you should be able to tell what you have on your hands.</p>

<p>I&#8217;m sure everyone knows by now about the real estate crisis going on all across the United States. Bank foreclosures and pre-foreclosures are at record highs and both the home owners and banks  are in trouble because of it. It&#8217;s a material tragedy that many people, most with good intentions, could lose their houses.  Some homeowners face bank foreclosure just after missing one or two payments. It&#8217;s the reverse side of the American Dream.</p>
<p>If homeowners facing foreclosure can act quickly enough, they can go ahead and sell their home for low prices before the banks officially forecloses them.  This is called &#8220;pre-foreclosure&#8221;.  Pre-foreclosure is a grace period that is given to many homeowners who are close to foreclosure. During the pre-foreclosure period, the home still belongs to the borrowers and they have a right to sell it to interested buyers. The pre-foreclosure grace period can last anywhere from 3 weeks to 6 months, varying from state to state.</p>
<p>Due to the real estate market crisis, many low income Americans now have the opportunity to purchase good homes at low prices.  Bank foreclosure homes are put up for sell for as low as 10% of the market value.  They wish to regain some of their money back and to get rid of all of the foreclosure homes as quickly as possible.  This makes it easier for lower income families to afford a good home for literally cents on the dollar. Lower income families and new home buyers can now afford a home that would normally be out of their financial range.</p>
<p>Bank foreclosures and pre-foreclosures also provide an excellent opportunities to earn a lot of money. Even those Americans who have never been interested in the real estate market are learning that investing in bank foreclosure and pre-foreclosure homes can bring them a lot of money.  For instance, you can buy foreclosure homes for as low as 10% of their worth, and then resell them for much more! Imagine all the money you can profit from purchasing bank foreclosure and pre-foreclosure homes!  This is an excellent time to invest in foreclosure homes!</p>
<p>You can always look through your local classified ads, but there are also state by state listings that can be found on the internet!  There are many foreclosure and pre-foreclosure listing sites which will allow you to bid and purchase electronically.  Unfortunately though, wherever there is money to be made, there are also scams.  Some so called &#8220;foreclosure&#8221; and &#8220;pre-foreclosure&#8221; listing sites will charge you an outrageous membership fee, but then fail to give you the access to any real listings!  They will only provide you with expired and out of date listings.</p>
<p>Of course there really are legitimate, truthful foreclosure and pre-foreclosure listings found on the internet for every city in America.  Many government auction sites offer real bidding opportunities for foreclosure homes.  So how will you know exactly which membership sites are trustworthy and which ones are not?  Thankfully there are government auction review sites that have all the information you&#8217;ll ever need.  The professionals behind the government auction reviews go digging into government auction sites and test their legitimacy.  They have inside information on several government auction sites and listings.</p>
<p>Many of these membership sites offer real, top deals on real estate, bank foreclosures, and contact information for the pre-foreclosure homes. <p> Many rent houses come with white walls and bland floors that you are not allowed to change. Don&#8217;t let this discourage you when decorating your new living space. It is easy to draw the eye away from the less than desirable features of the space by choosing furniture that is bold and colourful. The right furniture will really personalize your rent house and make it feel like home no matter how often you find yourself in a new place. It is important to choose your furniture based on the size of the house you will rent. A large overstuffed sofa will make a small room seem smaller while a petit, short backed sofa will get lost in a very large space. </p>
<p> Most rent houses have large blank walls that the homeowner wishes to keep that way. If this is the case do not lose hope. There are some simple ways to convert a nasty white wall into stylish border to the room. When renting a house adding window treatments will make the rooms feel finished and stylish. Window treatments are a good way to add colour and texture to the room not to mention save on energy costs.  A heavy curtain can be closed to keep out the heat or cold and opened up in the spring and fall to allow fresh sunshine to help warm your home.</p>

<p>So, has Mother-Nature really blessed Marin County?  Yes, of course Mother-Nature blessed Marin County.  Marin County is a south-facing peninsula in Northern California that is framed in on the north by Sonoma and Napa wine country, on the west by the Pacific Ocean and its rocky beaches, on the south by the stately Golden Gate Bridge and the San Francisco Bay and on the east by the San Pablo Bay which is often shrouded in fog.  If that is not considered being blessed by Mother-Nature, what is?</p>
<p>Due to the fact that Marin County is surrounded by two large and influential bodies of water and because of heavy winter precipitation, its winters are somewhat warmer than they are in its neighboring counties.  For those same reasons, however, Marin County is also blessed with cool weather during the summer and spring with literally no heat waves, particularly along its coast.  According to the Census Bureau of the United States, Marin County has a total area of 828 square miles; 520 square miles of it is dry land while 308 square miles of it water.</p>
<p>Topographically, Marin County displays a remarkable landscape of lush and sprawling pasturelands, tidal flats along its coastline and the towering Mount Tamalpais, the county&#8217;s tallest mountain reaching a height of 2,600 feet.</p>
<p>Marin County has also been blessed (or cursed) by the ever threatening infamous San Andreas earthquake fault that runs right through it and is in an unyielding effort ripping the Tomales Peninsula away from its mainland bit by endless bit. </p>
<p>The San Andreas earthquake fault is one of Mother Nature&#8217;s most explosive geologic forces which have shaped the land of Marin County over the course of millions of years of activity into a vibrant patchwork of undulating hills, with precipitous scenery and a wide assortment of soil types.  Most of these soils stem from volcanic, maritime and alluvial origins born by major geological movements such as earthquakes, erosion and glacial flows and most of them are ideal for agriculture.</p>
<p>To repay Mother-Nature for blessing Marin County so openhandedly, many refuges and preserves have been established to project the wares of Mother-Nature.</p>
<p>- Located in the San Marino Bay, the Marin Island National Wildlife Refuge spans over two islands, the East Marin and the West Marin, and it was established to primarily shelter the largest heron and egret population of the region.  This refuge is also a permanent home to many other species of fowl as well as feeding grounds for migratory birds.</p>
<p>- Point Reyes National Seashore is a preserve to over 1,000 species of plants and animals in a breathtaking setting of crashing ocean waves against rugged headlands and gentle beaches, wide open grasslands, rolling hills and wooded crests.</p>
<p>- Set up in 1972 and sitting astride several Bay Area counties and measuring an area of 75,398 acres, The Golden Gate National Recreation Area (GGNRA) is one of the largest national parks set within an urban environment in the entire world.  With its 59 miles of beaches, the GGNRA is also one of the largest seashore sanctuaries within the United States.  And here, nature favored Marin County by endowing it with Muir Woods National Monument which is also part of the GGNRA and, in my opinion, a true Garden of Eden.</p>
